CRA was tasked to find a larger and more centrally located distribution center for this worldwide manufacturing leader in the portable evaporative cooling industry. Time was of the essence.

Solution

CRA quickly identified square footage and layout needs for Portacool identifying target submarkets based on the location of clients transportation providers. CRA was able to timely negotiate terms while maintaining necessary leverage to obtain the desired outcome.

Benefit

By identifying access to efficient truck routes and targeting proximity of preferred LTL carriers, CRA was able to identify a state of the art distribution building and quickly negotiate a below market lease for approximately 210,000 SF to allow for immediate occupancy and fulfillment of product orders, with the ability to accommodate projected growth.
