CRA was tasked with maximizing its client’s exposure, significantly reducing real estate costs, while not sacrificing building quality, and improving its client’s per person occupancy without sacrificing collaboration and required meeting space for this global food company. Time was of the essence.
CRA quickly identified square footage and layout needs for Mission Foods identifying target submarkets, long term subleases, vacant corporate campus options, and all Build-To-Suit solutions in each submarket. CRA was able to timely negotiate favorable terms, measurably reduce Mission’s footprint, and significantly reduce Mission’s real estate costs.
Identifying all existing buildings with adequate space, available subleases, and economically feasible Build-To-Suit options, allowed CRA to leverage all existing options in the desired submarket against each other, and finalize terms for Mission Foods that reduced occupancy costs by several million dollars, while not sacrificing a recognizable corporate presence. Of equal importance is the fact the new space improved synergy, strengthened corporate culture, and bolstered collaboration and creativity opportunities.
