CRA was tasked with rightsizing BeautiControl’s Carrollton, Texas manufacturing/distribution center. The single occupant facility was ideally located, but contained excess space in various operational areas within the Building.
CRA researched relocation options of reduced size, which were either 100% A/C buildings suitable for manufacturing or buildings which could be cost effectively converted to 100% A/C manufacturing facilities. CRA also negotiated the reduction of the existing operations into half of the Building, which proved to be the solution. The key challenges involved repositioning the R&D, manufacturing, packaging and distribution areas; converting the Building into a code compliant, multi-tenant property; negotiating the costs associated with each of the foregoing requirements; and phasing the required refit to allow for continuous operations.
By CRA identifying and analyzing all types of restructuring opportunities (including an operational partnership with other manufacturers, a relocation, and a consolidation and extension of the current lease), BeautiControl was able to select the best opportunity that provided both short and long term solutions. The consolidation of the current facility allowed for reduced overhead and increased operational efficiencies as a result of repositioned manufacturing lines and distribution flow.
